When looking for a lifestyle change and planning a move to Marbella, the first consideration will be 'where shall we live'? The two option's on the table are either renting a property until you are sure you want to be here, or going all in and buying somewhere straight away. Let's take a look and compare the two options, based on an apartment costing €300.000 as an example. A property at this level will rent on a long term basis for approximately €1.000 per month, based on a one year contract. Your total committment for one year would be €12.000, excluding utility bills.sident If you were to buy a property at this level, most Banks will be looking to lend 60% of the purchase price to a non-resident. So a deposit of €120.000 would be required against a purchase price of €300.000. The buying costs, including taxes and feas would be in the región of €40.000, meaning a total outlay required of €160.000. With a mortgage rate of circa 2%, the monthly repayment would be in the region of €770, saving €230 per month against the rent. You will have to take into account the payment of Community fee's and local taxes when you are a homeowner. So what should you do? If you are familiar with the area and confident of being in Marbella for a period of time, then you cannot beat owning your own home. You will have long term security which renting cannot give you.  You will also benefit from any increase in value, and will be reducing your mortgage debt with every payment that you make. With the developments created by Taylor Wimpey over the last few years proving extremely popular, we have arranged numerous tenancies within these complexes. In the last two weeks alone we have arranged three rentals in the Taylor Wimpey developments in San Pedro. In the Acqua building we have rented a two bedroom furnished penthouse apartment for €2.250 per month month (this apartment has the added benefit of a roof solarium). We have secured a tenant for a one bedroom ground floor apartment in Acqua for €1.000 per month (not having a terrace doesn't make this the easiest property to rent). In Los Arqueros Beach, where our office is situated, we have just rented a three bedroom east facing furnished apartment overlooking the street. We secured a long term tenant at €1500 per month. Taylor Wimpey are still finishing the Botanic development off of the Ronda Road, above Los Arqueros. We have rented two apartments in this development in the last two weeks. The first apartment was a two bedroom unit that had been converted from three bedrooms, creating a bigger lounge / dining room. We found a tenant willing to pay €2.000 per month on a furnished basis. We have also this week taken a deposit for an unfurnished three bedroom unit, which we have rented for €2.250 per month on a two year contract. Another Taylor Wimpey development where we have had great success is Avalon. In the last few months we have rented three units in this complex (1 x two bed and 2 x three bed). Marbella Property Market Update February 2019

The scaremongering caused by Brexit has had very little effect in the overall scheme of things. Yes, there have been less buyers from the UK due to the current pound to euro exchange rate. You will probably recall, on the 24th June 2016, the day after the Brexit vote, the rate fell from £1.00 / €1.28 down to £1 / €1.18 This has now fallen even further, with todays rate being £1 / €1.14. The strong euro has had a positive effect when UK owners in Spain are selling up and repatriating the monies back into sterling. To give you some examples, we have sold the following properties on behalf of UK owners in recent months : Paraiso Hills, Estepona – a four bedroom townhouse sold for €445.000Marberia, Nagueles – a two bedroom first floor apartment sold for €200.000Dama de Noche, Nueva Andalucia – a three bedroom first floor apartment sold for €285.000Balcon de Benavista, Estepona – a two bedroom ground floor apartment sold for €155.000El Campanario, Estepona – a three bedroom ground floor apartment sold for €280.000Cortijo del Mar, Estepona – a three bedroom duplex penthouse sold for €285.000 Although all of the buyers for the above properties can consider that they have had a “good deal”, all of the UK owner’s have made gains by simply converting the euro’s back to sterling. Of the five sales we have arranged over the last few weeks, two of the buyers are from the UK. One client has purchased an apartment in Ventura del Mar for €500.000 and the other has purchased a two bedroom apartment in Cabopino for €280.000. Another UK client has signed for a luxurious three bedroom apartment in the Nine Lions development in Nueva Andalucia. These apartments will be ready in around 12 months time and our client secured a ground floor unit for €980.000. We are also delighted to have agreed a sale to a Russian client in Las Adelfas, San Pedro. Mr P. is purchasing a lovely apartment in the beachfront development for €690.000. With the clock now ticking towards the Brexit date of 29 March 2019, we remain confident that there will be a market whatever the outcome. If there is an agreement reached between the UK and the EU, we are hopeful that sterling will become stronger, bringing more UK buyers back into the market. If there is no agreement and the UK falls out of the EU with no deal, it is likely that sterling will remain where it is, or even fall slightly. This will enable UK owners to be far more competitive when selling their Spanish homes. All in all, Marbellapads remain extremely confident that 2019 will be a successful year. Going by the activity levels in January, we have every reason to feel that 2019 will be a good one! It will be three years in the summer that Marbellapads opened brand new offices in the Taylor Wimpey development in San Pedro, known as “Los Arqueros Beach”.  Having opened up for business in 2009, I felt that the time was right to Invest in the ever popular San Pedro beachside area, writes Shane Sprenger, the owner and director of Marbellapads.  The first visit to the premises, Local 18, was very daunting. A temporary wooden door led you into what can be described as a cave!. No floors, no windows, no ceiling, no electrics, no plumbing. What the unit lacked in “home comforts” was more than made up by the size, space and location that would enable Marbellapads to continue to thrive and expand. The ensuing months proved at times to be an uphill battle, dealing with the townhall, architects and builders, although at all times we knew that our efforts would not be in vain.With the help of a fantastic main contractor, the schedule of works and program was kept strictly adhered to, even when our glass contractor went bust, taking our money with him.  The opening day in August 2016 was a very proud day, having built the business up through the hardest economic climate most people can ever remember. As we sit here today, the immense pride that myself and our team feel every day when we come to work still shines bright.  Marbellapads, through sheer hard work and determination, have a foot hold in the local property market. Running a tight, professional outfit means that repeat business is plentiful. Since being located in San Pedro, we have sold and long term rented a number of properties in and around the local area. Taylor Wimpey have built two other modern developments aside from Los Arqueros Beach, known as “Acqua” and “Jade Beach”.
