It was a little over 2 years ago now that Marbellapads moved in to their brand new office premises in the heart of San Pedro de Alcantara. Having previously been established in a quieter area of Benahavis, our new location was a breath of fresh air. Moving here made it easier for clients to find us and it is where most of our business was conducted anyway. A natural progeression if you like... Having now settled in to the area, we are confident to advise to our clients our pick of the best urbanisations to live in San Pedro. Below we name the top 5, and briefly describe why.  Arqueros Beach - Perhaps we are a little biased due to the fact this is where our office is, Arqueros Beach was sold totally off plan and with only a low number of resales (which sell particular fast) ever available at one time. Properties here are highly desirable, walking distance to both the sea and town centre. Prices here generally start from around 360,000 Euros.  Bahia Alcantara - Designed with a more traditional feel about it, surrounded by tropical gardens and with the sea directly infront of this resort. Its easy to see why Bahia Alcantara made it on to our list! Walk anywhere from your door, the perfect holiday retreat or luxury paradise. Prices starting from around 600,000 Euros. Nueva Alcantara - This very well established apartment resort is actually made up of a number of seperate buildings. Each with their recognisable yellow exterior, the apartments for sale in Nueva Alcantara offer value for money with a location to match. Located just south of the new boulevard, prices start from just 280,000 Euros. Las Adelfas - One of the original beachfront urbanisations here, the properties for sale in Las Adelfas are a good size and most of them boast sensational views out towards the sea. Marbella will invest 1.2 million in the remodeling of calle Pizarro in San Pedro de Alcantara

Next Monday, September 10th, the remodelling works of the calle Pizarro in San Pedro Alcántara will begin. With a budget of 1.2 million euros and an execution period of eight months. The action will consist mainly of the renovation of the entire underground infrastructure, such as supply and sanitation networks as well as public lighting. There will also be aesthetic updates to the pedestrianisation of the street. The remodelling is mainly geared towards making the area more attractive for locals and of course tourists. During the work, calle Hernán Cortés will be cut to traffic for a month, so an alternative route has been created. The traffic on Pizarro will be open until you reach calle San Gabriel, where you will turn left to join the 19th of October.

August Month Property Review

As August is left behind for another year, so are the busy roads, tourists and crazy heat too. August is notoriously quiet for the real estate market, as people are having too much fun in the sun to spend their days viewing properties in the heat. However with that said, this year, August has been particularly busy. With the Marbellapads team both renting and selling a number of properties which eclipsed last year by almost double. So what does this mean? Well while Brexit looms, we have been shown once again that the property market in Marbella and the surrounding areas continues to be the most popular luxury resort to live in and purchase property. What is also promising is that all types of property are selling. August sales included a plot in Benahavis' Marbella Club, with the new owner looking to build something brand new. There was a townhouse sold in El Paraiso, and apartments between the prices of 250,000 and 350,000 euros selling too. What about rentals? With the rental market, we continue to see demand outweighing the supply by some way. We are finding that buyers are buying multiple properties here with the sole intention of renting them out on a long term basis. One of our clients purchased a number of apartments and had no luck with their initially appointed agent. Both apartments were marketed and rented within a week of us taking on the new listings to the delight of the owners.
